HOMEBUYING STEPS:

STEP 1 - SITE VIEWING/TRIPPING AT RESERVATION

Magsi-schedule po tayo ng pagbisita sa actual site/project para inyong makita ang model house at actual turnover na itsura ng unit. Kapag nagustuhan niyo po ang location at unit, pipili po tayo ng available Block/Lot sa mapa ng Marketing. Kapag may napili na po kayo na Block/Lot, pwede nap o kayo mag-reserve.

Sa reservation, kailangan po ng:
1. Two (2) Valid IDs, at 
2. Reservation Fee. 

Usually po, kapag rowhouse na inner unit, 3,000 pesos ang Reservation Fee. Kapag townhouse na inner unit, 5,000 pesos. Maaari poi tong magbago depende sa location. Sakaling OFW po ang principal buyer at mayroon lamang representative na magrereserve ng unit para sa kanya, siguraduhin na lamang po na masasagutan ng representative ang Buyer’s Information Sheet kung saan data ng principal buyer ang dapat nakalagay. 

STEP 2 – BUYER’S ORIENTATION AT ADMIN INTERVIEW
Usually takes 15 to 30 mins. Dito po ay iaassist kayo ng Marketing at Admin Officers ng Lumina tungkol sa nireserve niyo na property. Ididiscuss po nila in detail ang inyong financing, payment schedule, at admin policies. 

STEP 3 – SUBMISSION OF REQUIREMENTS
Upon reservation po, you have 30 days para isubmit ang mga remaining documents at magbayad ng 1st downpayment.

STEP 4 – HOUSE TURNOVER AND MOVE-IN/LOAN RELEASE
After full downpayment at kapag narelease na po ang housing loan niyo either sa Pag-IBIG o Bank, tsaka pa lang po kayo iaadvise ng aming office that you are qualified for move-in. 

Ang downpayment po ay maaring bayaran sa:
1. Office na naka-assign sa location na napili nyo 
2. Accredited Bayad Centers 

STEP 5 – AMORTIZATION
Kapag narelease na po ang inyong loan at naturnover na sa inyo ang inyong property, ang next payment niyo na po ay sa financing institution niyo na nag-grant ng inyong Housing Loan – maaring kay Pag-IBIG, Bank, o Deferred Cash. Ito po ay babayaran niyo depende sa inyong payment terms at approved interest rate.

2. Reservation Fee

**Standard Requirements (to be submitted within 30 days after reservation)
1. Marriage Cert (if married)/ Birth Cert (if single)
2. 2 pcs 1x1 and 2x2 Pictures
3. Proof of Billing Address
4. Cedula
5. TIN No.

**For Locally Employed:
1. Income Tax Return (ITR)
2. Original and Notarized Certificate of Employement and Compensation (COEC)
3. Payslip for the last 3 mos.

**For OFW:
1. Original and Notarized COEC (consularized)
2. Photocopy of Contract of Employment
3. Photocopy of Passport with Entries
4. Photocopy of Seaman's Book
5. Proof of Remittances
6. Special Power of Attorney (with consular seal if notarized abroad)


**For Self-employed:

1. Business Registration (DTI/SEC)

2. Mayor's Permit
3. ITR for the last 2 years
